House Rules

Additional Rules:
Any violation of these rules WILL result in a cancellation of your reservation, Airbnb will be called, you will be asked to immediately leave, fines of $150.00 WILL be charged for each violation.

1. No smoking, there will be a fine of $150.00 for cleaning fees to return the unit to non-smoking condition. This is a non-smoking community. Smoking is not allowed on balconies or parking lots.

2. No drugs (including marijuana) on the property. There will be a fine of $150.00 for cleaning and other expenses.

3. No illegal activity on the property.

4. Absolutely no parties or additional guests unless approved prior to booking. Neighbors will complain, management will be called, you will be asked to leave.

5. No pets; this is for medical reasons for our future guests looking to stay where no pets have been for their health and medical issues. Many guests who are highly allergic look for pet-free units. We want to be able to tell them with confidence that no pets have been in our units. No exceptions. We require a $1,000.00 deposit for those who still choose to book with service animals. We kindly ask not to book our units so we can confidently tell those seeking pet-free places for medical reasons that no pets have stayed in our units.

6. Quiet hours are between 9:00 pm and 9:00 am.

7. Our cleaning fee is for basic cleaning to prepare for our next guest. There will be additional fees for additional heavy cleaning of the unit if needed. The minimum for each item is $25.00, and we reserve the right to charge additional cleaning for any areas or items not left in wipe-clean condition.

8. Keys must be returned; failure to return keys will result in a $150.00 charge - NO EXCEPTIONS. Management charges a high fine to relock the unit.

9. Clubhouse keys must be returned; failure to do so will result in a $150.00 fine. - no exception

10. Requirements of Complex Management: Management requires a criminal background check. This is not a credit check. A driver's license is required.

11. As part of our check-out process, we kindly ask our guests to place used towels in the washing machine and start the wash cycle. This helps initiate the laundering process for our housekeeping, who charge by the hour. Failure to comply with this request will result in an additional charge of $55.00 for 45 minutes of additional cleaning time.
